Kingdom Hotel Investments holds a significant stake in two international luxury and upscale operators: Four Seasons Hotels and Resorts and Accor. KHI’s remaining real estate portfolio now consists of three hotels in high growth and developed markets.
Four Seasons Hotels and Resorts started with a modest motor inn opened in 1961 by Isadore Sharp in Toronto. Today the company operates a portfolio of 122 hotels in 50 countries and has evolved into one of the most prestigious and well managed hospitality companies in the industry. Known for exceptional service culture combined with authentic elegant surroundings of the highest quality, Four Seasons properties are consistently ranked among the top luxury hotels worldwide.
Kingdom’s involvement with Four Seasons dates to 1994, when it acquired a minority interest via a private investment in a public equity transaction. Kingdom has helped expand the Four Seasons flag globally by building or owning 19 four Seasons properties, of which it still owns the Four Seasons Hotel George V in Paris today.
Four Seasons has been privately held since 2007 by Kingdom Hotels International, an affiliate of KHC (47.5%), Cascade Investment Management, an affiliate of Cascade Investment L.L.C., a private investment entity that holds the assets of Bill Gates (47.5%), and Triple Holdings, an investment vehicle for Isadore Sharp, the original founder of Four Seasons (5%).
In January 2022, Kingdom Holding Company, via an affiliate, concluded a sale of 23.75% of its interest in Four Seasons Hotels and Resorts to an affiliate of Cascade Investment L.L.C., its long-term investment partner in Four Seasons. The transaction was concluded on the basis of an enterprise value for Four Seasons of US$10 Billion with cash proceeds to KHC of US$2.21 Billion.
As a result of the transaction, an affiliate of KHC will continue to own a 23.75% stake in Four Seasons and remains strongly committed to the company and its considerable growth opportunities through its ongoing representation on the Board of Directors, and its ownership of Four Seasons-branded luxury properties.
On July 12, 2016, FRHI Hotels & Resorts, parent of the renowned luxury and upper-upscale hospitality brands Fairmont, Raffles, and Swissôtel, became part of Accor, a world-leading travel and lifestyle group and digital innovator. As part of the transaction, Kingdom Holding Company, who through its wholly owned affiliate, Kingdom Hotels (Europe) LLC was previously a 35.3% holder in FRHI received stock in Accor S.A. which today equates to a 5.67 % ownership interest controlling approximately 8.7% of the voting rights. It was also granted a seat on Accor S.A.’s Board of Directors. The integration of FRHI’s iconic brands was a strategic decision for Accor, intended to anchor its luxury offering and expand its presence into North America.
On September 3, 2018, Mövenpick Hotels & Resorts (MHR), an international upscale hotel management company, also became part of Accor. Kingdom Holding Company was previously a 33.3% shareholder in MHR through its wholly owned affiliate, Kingdom Hotels (Europe) LLC. The integration of Mövenpick into Accor was driven by Accor’s objective to consolidate its leadership position in Europe and further accelerate its growth in the emerging markets of the Middle East, Africa and Asia Pacific.
With a network of 5,140 Hotels and 753,300 rooms in 110 countries serviced by 260,000 employees, Accor meets the needs of business and leisure travelers seeking comfort, attention, and high-quality service on a daily basis all around the world. Under the umbrella of 40 hospitality brands covering the spectrum of hospitality segments from luxury to economy, the Group is leading the hospitality industry today in innovative solutions, digital marketing, and sustainable practices.
Accor SA is publicly listed with shares trading on the Euronext Paris exchange (ISIN code: FR0000120404) and the OTC marketplace (Code: ACRFY) in the United States.
